Routine inspections are used to check that the property is in good order and being maintained. The routine inspections are completed by our Asset Managers who in turn report to the owner any maintenance required. A routine inspection is carried out on all tenanted properties within the first 6 weeks after the tenancy commences and quarterly thereafter. You will be notified a minimum of 7 days prior to the date of the inspection and the tenant is not required to attend the inspection.
Repairs and Maintenance
Please report any general repairs and maintenance through our Maintenance Request Form button above. Once this form is submitted your Asset Manager will contact the owners for instruction and will attend to the maintenance as soon as reasonable. For any emergency maintenance where an incidence takes place in the property you are renting which causes risk to your safety and/or health please fill in the Emergency Maintenance Request through the button above. Emergency Requests are given the highest level of priority and if you need immediate assistance outside of working hours please also contact your Asset Manager on their mobile contact number available in your tenant pack.
Notice to Vacate
If you are looking to vacate your rental property please fill in the Notice to Vacate Form through the button above.
If you are intending to vacate at the end of your Fixed Term Lease we currently request you give as much notice as possible by filling in the Notice to Vacate Form at your earliest convenience. If you are on a Periodic Agreement you are currently required to give 21 days notice in writing which can also be completed by filling in the Notice to Vacate Form. If you would like to vacate during a Fixed Term Lease you will be required to break the lease and we request you contact your Asset Manager for information in regards to your responsibilities and costs incurred in breaking a lease.
Please note on the 1st July 2013 changes to the Residential Tenancies Act will come into effect in regards to notice terms for both the owner and tenants in a Fixed Term Lease or Periodic Lease. Please contact your Asset Manager for details on these changes.
A final inspection will be carried out on the property once all the keys have been returned to Space Real Estate. The Asset Manager will complete the final inspection by checking the condition of the property in accordance with the Property Condition Report supplied to the tenant at the commencement of the lease.
